Gulshan Dynasty is genuine ultra-luxury: per listings and market sources, its 4 BHK homes (around 4,700 sq ft super, ~2,783 sq ft carpet) and 8,500 sq ft duplexes trade roughly from ₹8 Cr to well past ₹11 Cr, with resale listings commonly ₹9 Cr and above. Gulshan Empire is a different price universe. Sector 144 vs Wave City NH-24.

Geography is the second great divider. Gulshan Dynasty sits in Sector 144 on the Noida-Greater Noida Expressway — an established, blue-chip employment-and-luxury belt with metro access, mature social infrastructure and proven resale depth. It is central, settled and priced accordingly.

Gulshan Empire lives on the opposite side of NCR: Wave City, Sector 1, off NH-24 (the Delhi-Meerut Expressway) in Ghaziabad. This is an east-NCR growth corridor anchored by the operational Namo Bharat (RRTS) line, the Eastern Peripheral Expressway interchange near Dasna, and Noida International Airport at Jewar — set to begin commercial flights from 15 June 2026. Wave City is a large master-planned township (IGBC pre-certified Platinum at township level) with schools, retail and clinics in place and more being built. You can inspect the finished product, there is no construction risk, and what you pay is what you get. That certainty is a large part of the premium.

Gulshan Empire is the mirror image. It is pre-launch — nothing is built yet, and the RERA-filed proposed completion is 12 February 2031 (expected possession December 2030, tentative). The reward for that wait is the entry price: a large 3 or 4 BHK + SR at a ~₹2.2 to 2.9 Cr ticket, with pre-launch pricing leverage before the rate moves.
