Gulshan Empire vs Gulshan Dynasty — Same Group, Two Different Luxuries
They share a surname and a lineage, but they are not the same bet. Gulshan Dynasty in Sector 144 is ready, ultra-luxury, Noida-Expressway living — an IGBC Platinum address with a ₹9 Cr+ ticket. Gulshan Empire at Wave City, NH-24, is pre-launch, large-format luxury inside a township — a ~₹2.2 to 2.9 Cr ticket on the east-NCR growth corridor, with pre-launch pricing and a 2030 to 2031 horizon. This is an honest, RERA-anchored read from a UP-RERA registered agent: buy Dynasty if X, buy Empire if Y.

Pick Gulshan Dynasty (Sector 144, Noida Expressway) for a ready, ultra-luxury, IGBC-Platinum home if a ₹9 Cr+ budget and moving in now are the priority. Pick Gulshan Empire (Wave City, NH-24) for a pre-launch, large 3 or 4 BHK + SR at ~₹2.2 to 2.9 Cr — per the developer price list w.e.f. 4 May 2026 — if you want east-NCR positioning, pre-launch pricing leverage and can wait for 2030 to 2031 possession. Same group, two very different products. Last updated: 5 June 2026.
Same Surname, Different Product.
Both projects descend from the Noida-based Gulshan Group, founded by Gulshan Nagpal in 1989. But a shared name is where the similarity ends. Dynasty and Empire sit at opposite ends of price, geography and life-cycle — they are deliberately built for different buyers.
Gulshan Dynasty is the group's flagship ultra-luxury address: three towers, around 198 apartments plus six duplexes on roughly 5.8 acres in Sector 144 on the Noida-Greater Noida Expressway, ready and largely occupied. Gulshan Empire is a separate, pre-launch project by Gulshan Empire Estate LLP — approx. 496 to 500 homes across six G+31 towers on 5.56 acres at Wave City, NH-24, Ghaziabad. One is finished and aspirational; the other is early-stage and value-led. Neither is "better." They answer different questions.

Price & Size: the Real Gap.
The two projects are not competing on the same budget — they barely overlap. Gulshan Dynasty is genuine ultra-luxury: per listings and market sources, its 4 BHK homes (around 4,700 sq ft super, ~2,783 sq ft carpet) and 8,500 sq ft duplexes trade roughly from ₹8 Cr to well past ₹11 Cr, with resale listings commonly ₹9 Cr and above. Verify any quote with the developer.
Gulshan Empire is a different price universe. Per the developer's price list w.e.f. 4 May 2026, the 3 BHK + SR (2,075 sq ft, carpet 1,142.17 sq ft) lists at ₹2,17,87,500 and the 4 BHK + SR (2,750 sq ft, carpet 1,583.38 sq ft) at ₹2,88,75,000, both at ₹10,500 per sq ft on super area, inclusive of 3KVA power, parking and club. On carpet, that 4 BHK works out to roughly ₹18,200 per carpet sq ft — still a fraction of a ready Dynasty home, where ~₹9 Cr against ~2,783 sq ft carpet implies well over ₹30,000 per carpet sq ft. Empire's top home costs roughly what a Dynasty booking deposit might.

Sector 144 vs Wave City NH-24.
Geography is the second great divider. Gulshan Dynasty sits in Sector 144 on the Noida-Greater Noida Expressway — an established, blue-chip employment-and-luxury belt with metro access, mature social infrastructure and proven resale depth. It is central, settled and priced accordingly.
Gulshan Empire lives on the opposite side of NCR: Wave City, Sector 1, off NH-24 (the Delhi-Meerut Expressway) in Ghaziabad. This is an east-NCR growth corridor anchored by the operational Namo Bharat (RRTS) line, the Eastern Peripheral Expressway interchange near Dasna, and Noida International Airport at Jewar — set to begin commercial flights from 15 June 2026. Wave City is a large master-planned township (IGBC pre-certified Platinum at township level) with schools, retail and clinics in place and more being built. Dynasty buys you a finished, central Noida address; Empire buys you an earlier-stage, lower-priced township on a corridor that is still maturing.

Delivery Risk vs Entry Price.
This is the honest trade-off at the heart of the choice. Gulshan Dynasty is deliverable now — its completion certificate was received in early 2024 and families have moved in. You can inspect the finished product, there is no construction risk, and what you pay is what you get. That certainty is a large part of the premium.
Gulshan Empire is the mirror image. It is pre-launch — nothing is built yet, and the RERA-filed proposed completion is 12 February 2031 (expected possession December 2030, tentative). The reward for that wait is the entry price: a large 3 or 4 BHK + SR at a ~₹2.2 to 2.9 Cr ticket, with pre-launch pricing leverage before the rate moves. We will say it plainly, in the house style: the Gulshan Group's delivery record is mixed on some past projects — Gulshan Bellina ran roughly eight years from launch to possession — so this is a buy for a patient, verification-first buyer, not a move-in-now one. As an investment-runway lens, Wave City has traded around ₹8,027 per sq ft in March 2026 versus Empire's ₹10,500 premium positioning; treat that gap as the developer's pricing of the corridor's future, and verify the EOI rate in writing before paying.
| Risk / reward | Dynasty | Empire |
|---|---|---|
| Build status | complete | pre-launch |
| Inspect before buying | yes | no (nothing built) |
| Possession | now | Dec 2030 (tentative) |
| RERA-filed completion | delivered | 12 Feb 2031 |
| Entry price | full ultra-luxury | pre-launch leverage |
| Corridor reference rate | mature Noida | Wave City ~₹8,027 (Mar 2026) |
Empire pre-launch EOI is indicative (₹10L / ₹15L) — confirm terms before paying. Read the honest Empire review and the EOI process. Verify on up-rera.in.
Which Buyer Is Which Project For.
A balanced call, not a sales pitch — because these two homes barely compete. The right one depends on your budget, your timeline-to-move-in and which side of NCR you want to live on.

Gulshan Empire vs Gulshan Dynasty — FAQ
Are Gulshan Empire and Gulshan Dynasty the same project?
No. They are two separate projects from the same lineage, the Noida-based Gulshan Group (founded by Gulshan Nagpal in 1989). Gulshan Dynasty is a ready, ultra-luxury address in Sector 144 on the Noida-Greater Noida Expressway, with three towers, around 198 apartments plus six duplexes on roughly 5.8 acres. Gulshan Empire is a separate, pre-launch project by Gulshan Empire Estate LLP at Wave City, Sector 1, NH-24, Ghaziabad: approx. 496 to 500 homes across six G+31 towers on 5.56 acres (RERA UPRERAPRJ166511/05/2026, as filed by the developer). Same surname, two different products for two different buyers.
What is the price difference between Gulshan Dynasty and Gulshan Empire?
The ticket sizes are in different leagues. Gulshan Dynasty is ready ultra-luxury where 4 BHK apartments (around 4,700 sq ft super, ~2,783 sq ft carpet) and 8,500 sq ft duplexes trade roughly from ₹8 Cr to well past ₹11 Cr, with resale listings commonly ₹9 Cr and above — per listings and market sources, verify with the developer. Gulshan Empire, per the developer's price list w.e.f. 4 May 2026, lists its 3 BHK + SR (2,075 sq ft) at ₹2,17,87,500 and its 4 BHK + SR (2,750 sq ft) at ₹2,88,75,000, at ₹10,500 per sq ft inclusive of 3KVA power, parking and club. So Empire's top home costs roughly what a Dynasty deposit might, but you are buying pre-launch on NH-24 rather than a ready home on the Noida Expressway.
Does Gulshan Dynasty hold an IGBC Platinum rating?
Gulshan Dynasty is positioned as an IGBC Platinum rated green home, and is described across listings as the first IGBC Platinum rated residential project in Delhi NCR — per the developer and multiple market sources, verify with the developer. This is a property of the completed Dynasty project itself. It should not be confused with Wave City, the wider Ghaziabad township that contains Gulshan Empire, which is IGBC pre-certified Platinum at township level — a different thing from a certified building. Treat the green credentials of each independently and confirm the current rating with the respective developer.
Should I buy Gulshan Dynasty or Gulshan Empire?
Buy Gulshan Dynasty if you want a ready or near-ready ultra-luxury home on the established Noida-Greater Noida Expressway, a ₹9 Cr+ budget is comfortable, you want to move in now with no construction risk, and a low-count IGBC Platinum address matters. Buy Gulshan Empire if your budget is roughly ₹2.2 to 2.9 Cr, you prefer the east-NCR NH-24 growth corridor inside Wave City township, you can wait for a 2030 to 2031 possession horizon, and you want pre-launch pricing leverage on a large 3 or 4 BHK + SR. The Gulshan Group has a mixed delivery record on some past projects, so for Empire, verify everything on up-rera.in and document the rate before paying.
Is Gulshan Empire on the Noida Expressway like Dynasty?
No. Gulshan Dynasty sits in Sector 144 on the Noida-Greater Noida Expressway, an established premium employment-and-luxury belt. Gulshan Empire is in a different geography: Wave City, Sector 1, off NH-24 (the Delhi-Meerut Expressway) in Ghaziabad, on the east-NCR side of the region. Empire's corridor is anchored by the operational Namo Bharat (RRTS) line, the Eastern Peripheral Expressway interchange near Dasna, and Noida International Airport at Jewar, which is set to begin commercial flights from 15 June 2026. They are two distinct micromarkets, not the same address under two names.
