M3M's verifiable portfolio is concentrated in Gurgaon and Noida — its nearest NCR luxury launch is in Sector 97, Noida, not Ghaziabad. Pages for "Godrej Wave City" are dealer or coming-soon listings showing RERA as "Coming Soon," with no price or land area. And note the common mix-up: Jade County is by County Group, not Godrej.
