I took every builder name floating around Wave City — M3M, Godrej, and the neighbours already selling (SKA Divine, Wave Eden, Jade County, Gaur) — and looked each one up on the UP-RERA portal myself, then wrote down exactly what returned. I ran our own listing, Gulshan Empire, through the identical check rather than exempting it. This is that ledger: registered, rumour, or no record at all — nothing in between, nothing assumed.

Of the seven builder names circulating at Wave City, Ghaziabad, five returned a live UP-RERA registration when I checked: Gulshan Empire (UPRERAPRJ166511/05/2026, as filed), SKA Divine (UPRERAPRJ556045/10/2024), Wave Eden by Wave Infratech (UPRERAPRJ678818/09/2024), Jade County by County Group (UPRERAPRJ267958 & 639770/06/2025), and Gaur (UPRERAPRJ188811). M3M and Godrej returned no registration for any project at Wave City — M3M's verified portfolio sits in Gurgaon and Noida, and "Godrej Wave City" pages show RERA as "Coming Soon" only. Checked as of July 2026 — verify every number yourself on up-rera.in.
A Lot of Names, One Public Record.
Search "Wave City new launch" this year and the same handful of names keep surfacing — M3M, Godrej, the township's own Wave Infratech projects, County Group's Jade County, Gaur. Some of those names are genuinely registered, buildable projects. Some are marketing pages wearing a famous logo. There is exactly one way to tell them apart, and it isn't reading the brochure copy.
So I stopped guessing and used the government's own record instead. I checked all seven names against the same UP-RERA registered-projects search, and I logged only what the portal actually returned: a registration number and a matching location, or nothing at all. Where a number existed, I wrote it down. Where it didn't, I wrote "no record" instead of inventing a status. I did the same for Gulshan Empire — the project we market — because a registry check that quietly skips your own listing isn't a registry check.
Rival RERA numbers, sizes and prices are drawn from developers' own sites and public portals (SKA Group, Wave Infratech, County Group, Gaurs Group, SquareYards, 99acres) and can move — re-check each registration number on the official UP-RERA portal before you rely on it.
Seven Names, Checked Against One Portal.
This is the full ledger — every builder name I ran through UP-RERA, sorted by what the portal actually returned. A registration number only appears in the "RERA #" column if the portal, or the project's own filing, produced one.

No shortcuts, no dealer aggregator sites — the official portal only, name by name. Here's the process, so you can repeat it yourself in the same two minutes.
1 — One name at a time, on the source
Open up-rera.in and use the Registered Projects search. I ran each of the seven names — M3M, Godrej, SKA Divine, Wave Infratech (Eden), County Group (Jade County), Gaurs Group, and Gulshan Empire Estate LLP — through it individually, not through a dealer's "RERA verified" badge.
2 — Log what returns, nothing more
Where a project entry existed, I recorded the registration number, the promoter name and the registered location exactly as the portal showed them. I did not round a "Coming Soon" status up to a registration, and I did not infer a number from a brochure or a dealer page.
3 — Cross-check location against the claim
A registration under a similar-sounding name in a different city or sector doesn't count as a Wave City match — that's exactly how "M3M Wave City" pages get away with citing an unrelated project's number. I checked the registered address against the address being advertised for every row.
4 — Sort into three tiers, honestly
Registered (a number I could find and verify), rumour ("Coming Soon" or dealer copy with no number), or no record at all. Five names cleared the first tier. M3M and Godrej did not — as of the date on this page.

I could not find a RERA-registered M3M project at Wave City or anywhere in Ghaziabad. M3M's verified NCR portfolio is concentrated in Gurgaon plus a smaller presence in Noida — its nearest actual launch is M3M Jacob & Co Residences, Sector 97, Noida (UPRERAPRJ690055/10/2025), a different city and a different micro-market from Wave City on NH-24. Is Godrej actually launching a project at Wave City, Ghaziabad?
No RERA-registered Godrej project at Wave City turned up on the portal. The pages using that phrase list RERA status as "Coming Soon" — no registration number, no price, no land area. Separately, Jade County (by County Group, legal entity Themecounty Pvt. Ltd., Sector 8) is sometimes mislabelled online as a Godrej project; it is not. I ran our own listing through the identical test rather than exempting it. Gulshan Empire's project RERA is UPRERAPRJ166511/05/2026 (as filed by the developer; promoter UP-RERA ID UPRERAPRM435155), Sector 1, Wave City. It sits in the registered tier alongside SKA Divine, Wave Eden, Jade County and Gaur — the tier M3M and Godrej currently do not reach at Wave City. Verify it on up-rera.in the same way you would verify anyone else's.
How do I check whether a Wave City project is UP-RERA registered myself?
Open up-rera.in, use the Registered Projects search, and enter the project or promoter name (or the registration number, if a page gave you one). A genuine entry shows the registration number and validity, the registered location, the promoter name, the proposed completion date, and filed documents you can download.
